With legislators returning to action after April’s “budget break” it is time for a new ‘call to action’. It is our understanding that the McKeon & Downey Assembly bills (A4520/A4814) and the Andrzejczak & Gopal Senate bills (S3133/S3158) will be combined with the revised language into a committee substitute bill. Our goal is to get these bills moved to committee as soon as possible so that we can get this legislation in front of the Governor before Summer. We are asking for all NJ residents to make a series of phone calls or emails. We need everyone to contact Assembly and Senate leadership and ask them to move these bills forward. We also need to contact the sponsors of these bills and thank them for their work. Finally, we need residents of the critical Shore Districts (1, 2, 9 and 11) to contact their legislators and ask them to request that leadership move these bills forward.

Please strongly consider rescinding the NJShore tax that has been unfairly levied on beach house homeowners who have routinely rented their own rental units without the help of Realtors or other rental entities. Many of us have rented to the same families for years. This tax is unfair to both owners and renters. We are being forced to pass on an almost 6% rate hike, which is outrageous.
I have called/emailed all. I hope everyone else can as well.
This bill does not rescind the tax on VRBO or Airbnb rentals. This coalition supported that originally. Is there language in the bill that will help all rentals as was indicated earlier? I have called and written to my legislators as was suggested. Please help.

There was no support in the legislature to repeal the tax fully or on any VRBO or AirBnB rentals. Several legislators proposed a “shore exemption” but legislative leadership felt that approach might be unconstitutional and would not support it. The only option offered was to exempt private rentals by owners. This bill will exempt things like repeat rentals, rentals arranged through Friends, Facebook, Craigslist, Newspaper classifieds, local Vacation Rental websites, etc. Basically, any venue where the third party is NOT collecting the rent and handling the reservation. Realtor transactions will continue to be exempt as well. It isn’t perfect, but this was the best that legislators could offer and extended the exemption to as many transactions as possible.
